The upcoming Prestige 92 residential development is attracting attention among homebuyers and investors looking for a branded residential address in New Gurugram. Prestige Estates Projects Limited has entered into a Joint Development Agreement (JDA) with SARE Gurugram Private Limited for a 17.212-acre land parcel in Sector 92, Gurugram.
The proposed development is planned as a residential community with an estimated saleable area of around 3 million sq. ft. and an expected gross development value of approximately ₹4,200 crore.

Located in Sector 92, New Gurugram, the development benefits from proximity to Dwarka Expressway, Pataudi Road and NH-48, making it part of an emerging residential corridor. The location is surrounded by established housing communities, retail destinations and growing social infrastructure.
The development is being undertaken by Prestige Estates Projects Limited, part of Prestige Group, a Bengaluru-based real estate company with a substantial national development portfolio. As of December 2025, the group had delivered 313 projects covering around 206 million sq. ft., according to the company’s reported figures.
The project is also significant because it represents the developer’s formal entry into Gurugram through this JDA. The land-owning entity, SARE Gurugram Private Limited, is associated with Eka, KGK and Dhoot, while Prestige brings its development and execution capabilities to the project.
